James M. Dauria is a Construction Consultant with Cost Segregation Partners.  Mr. Dauria’s background includes over 20 years of experience in real estate appraisals of various commercial and industrial properties.  Performance in real estate also includes participation and management of large-scale projects including mass revaluations and government acquisitions.  Consultation and the performance of marketability and financial feasibility studies represent the broad scope of Mr. Dauria’s experience. 

In the area of appraisals, Mr. Dauria’s experience relates to various types of valuation problems including the analysis of leasehold, leased fee interests, condemnation, foreclosure, liquidation, insurance, market value, sales values, highest and best analysis, and building cost estimates utilizing The Marshall & Swift Valuation Manual. 

Mr. Dauria is responsible for preparing a segregated component cost analysis, which is used to classify the component costs into their applicable depreciable lives.  Mr. Dauria has the ability to analyze and estimate values for various moveable, fixed and operating equipment, fixtures and services.  His past appraisal experience has enabled him to estimate depreciation of various real estate items based on the Economic Age-Life Method.  This is the ratio between the effective age and total economic life of the component.  The depreciated components are further allocated as to their various ages.  The Marshall & Swift Cost manual is utilized as the primary source of verification for the various components.   

Mr. Dauria’s education includes a Bachelor of Arts degree in Psychology and Economics from Muskingum College, New Concord, Ohio.  His appraisal education and technical training is extensive having attended numerous courses sponsored by The Appraisal Institute in real estate, construction, and computer applications in real estate appraising. Mr. Dauria is currently a New York State Certified General Real Estate Appraiser – Certificate No. 46000004038.
